My Property Portfolio Is Worth Millions. How Do I Know If It's Performing Well?
A multimillion-dollar property portfolio isn't necessarily a high-performing portfolio. Investors should assess cash flow, rental income, expenses, debt exposure, usable equity, capital growth and how each property contributes to their long-term financial objectives.
For established Australian property investors, reviewing existing assets can be just as important as identifying the next acquisition.
Why Portfolio Value Alone Can Be Misleading
An investor may own properties worth several million dollars but still experience negative cash flow, limited borrowing capacity or excessive concentration in one market.
Capital growth is important, but it doesn't provide a complete picture of investment performance.
A portfolio should also be evaluated for financial sustainability and its ability to support future decisions.
What Should a Property Portfolio Review Include?
1. Cash Flow and Rental Performance
Compare rental income against mortgage interest, property management fees, maintenance, insurance, rates and other ownership expenses.
Identify which properties generate income and which require regular financial contributions.
2. Debt and Loan Structure
Review outstanding loans, repayments, interest-rate exposure and refinancing requirements.
Consider whether existing financing arrangements remain appropriate.
3. Equity and Borrowing Capacity
Determine how much equity has accumulated and whether any portion may be accessible.
Remember that usable equity and borrowing capacity are different.
4. Individual Property Performance
Evaluate capital growth history, rental returns, vacancy exposure, property condition and future prospects.
Past performance should not be assumed to continue.
5. Portfolio Diversification
Assess exposure to particular cities, suburbs, property types and economic drivers.
Owning multiple properties does not necessarily mean a portfolio is diversified.
6. Long-Term Investment Objectives
Consider whether the portfolio supports future income requirements, retirement planning, financial flexibility or further investment.
Investor Scenario: A $4 Million Property Portfolio
Consider an investor who owns four properties worth a combined $4 million.
Two have experienced substantial capital growth, while another requires regular cash contributions and ongoing maintenance.
The fourth produces steady rental income but has different long-term prospects.
Looking only at the combined market value could conceal important differences in performance.
A portfolio review may identify opportunities to improve financing arrangements, manage expenses or reassess individual assets.
One Question Every Property Investor Should Ask
If you didn't already own this property, would you buy it again today?
This question encourages investors to evaluate properties based on current fundamentals rather than historical purchase decisions.
It doesn't automatically mean an existing property should be sold. Selling costs, tax implications and future prospects must also be considered.
