Should I buy another investment property now, or wait for prices to fall further?

Whether to buy another investment property now or wait depends on the local market, the individual property and your ability to finance and hold it. Softer prices may improve an entry point, but a lower price alone does not establish value. Established investors should compare the opportunity with their existing portfolio's cash flow, debt and risk exposure.

Are Australian property prices falling everywhere?

No single national price figure explains the conditions across every state, suburb and property type. Some markets may soften while others remain supported by local demand. The week's Content Pulse points to divergence in labour conditions and Melbourne housing segments, rather than one uniform national correction.

The September labour-force release was reported in the source pack as showing 4.7% unemployment nationally, with deterioration concentrated in New South Wales while Victoria and Western Australia improved and Queensland held. This is a reason to examine local economic exposure, not a direct prediction of property prices.

Does a falling property price mean a buying opportunity?

Not automatically. A discount can reflect temporary buyer caution, but it can also reflect weaker rental demand, costly maintenance, limited resale demand or a change in the local supply outlook. The relevant question is whether the price is attractive relative to sustainable rental income, property quality and long-term fundamentals.

Melbourne illustrates the need for precision. The source pack describes a city-wide market near earlier price levels while some entry-level locations remain competitive and former rental properties account for a substantial share of listings. Those observations need suburb- and cohort-level verification before an investment decision.

What should investors watch in housing supply?

Building approvals can offer clues about future development, but approvals are not completed homes. Projects may be delayed, changed or cancelled, and supply outcomes differ by region. The August ABS release cited in this week's scripts reported a monthly fall in approvals, including a sharp decline in private-sector units. A sustained trend may matter for future supply, but a single month cannot establish a shortage or guarantee a price recovery.

Assess approvals alongside population growth, rental vacancies, construction feasibility and the pipeline of projects already underway.

Is 2027 likely to bring a larger property market correction?

No credible single figure can establish whether Australia as a whole will experience a larger correction in 2027. Interest rates, employment, credit availability, housing supply and household demand may pull different markets in different directions. Scenario planning is more useful than relying on a national bottom-call.

For investors, consider at least three outcomes: prices soften further; prices stabilise while borrowing costs remain elevated; or some markets recover while others lag. Test whether the proposed investment remains sustainable in each.

How do I know whether I can afford to hold another property?

Model the full cost of ownership, not just the deposit and mortgage payment. Include stamp duty and transaction costs, rates, insurance, maintenance, property management, vacancy allowances and potential capital works. Then examine the effect on total portfolio cash flow and accessible reserves.

The Content Pulse proposes an approximately 8% all-in borrowing-cost stress scenario as an internal planning assumption, not a market forecast. Use an appropriate stress test tailored to the actual debt and property mix, with professional advice where needed.

Should I use existing equity or keep it available?

Available equity creates choices but releasing it generally adds debt and repayment commitments. Investors should consider what the additional purchase would do to their capacity to hold existing properties and act on later opportunities. There may be cases for buying, reducing debt or maintaining flexibility. The appropriate answer depends on the portfolio.

What does a research-led buying decision look like?

Start with the target sub-market: employment, population growth, affordability, rental demand, existing and proposed supply, comparable sales and property-specific condition. Then assess the investor: debt structure, borrowing capacity, cash flow, reserves, concentration and investment horizon. An acquisition should be supported by both sets of evidence.

The strongest portfolio decision is not necessarily the one that adds another property this quarter. It is the one that leaves the investor with a more resilient long-term position.
