Case Study: Acquiring a High-Performing Property for Two Time-Poor Professionals


CLIENT CASE STUDY:

Dean & Yelena approached Ramsey Property Wealth’s Buyers Advocacy team after being referred by another Director working within the Real Estate industry in Sydney.

Initially Dean (Lawyer) & Yelena (Property Director) looked into the search for their own investment property themselves, but both working and with a young family they were struggling to:

  • Find a suitable property given the properties performance metrics they were after
  • Complete the necessary due diligence in the timeframes necessary to present an offer to compete with the market


THE STRATEGY:

Originally only looking in their own backyard in Sydney, Dean and Yelena didn’t possess the knowledge or the understanding of alternative high-performance investment strategies outside of their comfort zone to enable them to identify other, more appropriate options for their strategy.

The Buyers Advocate team then negotiated the purchase price that aligned to the buyers needs, managed the contract and settlement process and set rental price expectations with the Property Manager based on the research conducted prior to purchasing.



RESULTS: 

Thanks to their experience and network connections, Ramsey Property Wealth’s Buyers Advocacy team was able to source an off market house in a relatively undervalued suburban area in Perth. 

Since the purchase was completed in mid-2023, the property has increased in value by approximately $120,000 - representing capital growth of more than 28.5% in 9 months.

In addition to this capital growth, the Buyers Advocate was able to recommend a suitable rental range that will produce a rental yield of 5.94% over the first 12 months. 

Thanks to capital growth and rental yield, Dean and Yelena now have enough equity and cash flow to consider a second investment property purchase.
